Aerobic and nitrogen-reducing septic systems

More Marion County homes now have advanced septic systems because of springs protection rules. Here's what they are and how to care for them.

A conventional septic system is a tank and a drainfield. In springs restoration areas, Florida now requires new systems on lots of one acre or less, where sewer isn't available, to be enhanced nutrient-reducing systems. That rule came from HB 1379 in 2023. DEP also lists upgrading to one of these systems as an option for existing systems in Priority Focus Areas when a repair permit is needed.

What kinds are there?

  • In-ground nitrogen-reducing biofilters. A layered media bed under or beside the drainfield that removes nitrogen as water passes through.
  • Aerobic treatment units. Tanks that add air with a blower so bacteria break down waste more completely. DEP lists NSF 245-certified units for nitrogen reduction.
  • Performance-based treatment systems. Engineer-designed systems built to meet a set treatment level.

Do these systems need a maintenance contract?

DEP's springs guidance says aerobic treatment units and performance-based systems require a maintenance contract and an operating permit. Keep the contract current and keep records of each service visit.

The alarm is going off. What now?

  1. Cut back on water use right away.
  2. Check whether the unit's breaker has tripped.
  3. Silence the alarm if it has a switch, but don't ignore it.
  4. Call your maintenance provider or a septic company.

Common problems

  • Failed blowers or air pumps
  • Stuck floats or failed control panels
  • Storm or flood damage to electrical parts
  • Units that went unserviced after a home sale

The septic company prices the job once it knows your system and, for repairs, has seen it and checked what the permit requires. We don't quote prices, and a figure given over the phone before anyone looks at the tank is only a rough starting point.

Common questions

Is there funding to upgrade a septic system near the springs?

DEP and partner agencies have offered funding to help homeowners upgrade systems in springs areas. Ask DEP or Marion County about current programs before you start, since funding changes.

My new house came with an aerobic unit. What do I need to do?

Find out who holds the maintenance contract and make sure it transfers or is renewed, and confirm the operating permit is current.
